One home. Two incomes.

A dual key looks like one house from the street. Inside, it is split into two self-contained living areas, each with its own entry, kitchen and bathroom. Two tenants, two rents, one loan.

What is a dual key

One roof. Two self-contained living areas.

From the street it looks like a single house. Inside, it is split into a main residence and a supported unit, each with its own front door, kitchen and bathroom. Each side is leased separately, so one property earns two rents.

Why it works

Four reasons investors choose a dual key.

Craig Hill, founder of Somerstone Property Group
01

Two rents, one loan

Both sides are leased separately, so the combined rent goes a long way towards the repayments on a single loan.

02

A vacancy doesn’t stop everything

If one side is between tenants, the other side keeps earning, so you are not left covering the whole loan on your own.

03

Brand-new build tax benefits

Depreciation on a new build adds to your deductions, which helps the numbers at tax time. Add it to two rents and a dual key can be cash neutral to cash positive.

04

Built where people want to rent

We look for areas with strong rental demand, population growth and infrastructure spending, so the property suits the families who rent there.

Dual key questions

What people ask us most.

Is a dual key the same as a duplex?

No. A duplex is usually two separate homes on their own titles. A dual key is one home on one title, split into two self-contained living areas.

What happens if one side is empty?

The other side keeps earning rent, so one vacancy doesn’t leave you covering the whole loan on your own.

Can you build a dual key anywhere?

No. Council rules vary, so we only source dual keys in areas where they are approved and where rental demand supports two tenancies.

Do I need cash saved?

Not always. Many of our clients use the equity in their home to fund the land and build. We check whether that works for you on the call.

Who handles the finance?

Our own finance team structures your lending, so the property and the borrowing are planned together from day one.

Is the call free?

Yes. It is a free 10-minute call with no obligation to go any further.
